FMZ Loans operates as a division of SiFi Lending, Inc. FMZ Loans is not a lender, broker, or creditor. Mortgage lending is conducted by SiFi Lending, Inc. and its approved investor partners. This Policy supplements, and does not replace, any privacy notices provided by SiFi Lending, Inc., ARIVE, or other third-party platforms used in connection with the mortgage process. By using the Services, you agree to the practices described in this Policy.

Information We Collect
Information You Provide Directly

We collect information you provide when you interact with our Services, including:


  • Account Registration: Name, email address, phone number, and login credentials when you create an account on our websites or portals.


  • Loan Inquiry and Application: Personal and financial information provided in connection with mortgage inquiries and applications, which is collected on behalf of SiFi Lending, Inc. and processed in accordance with applicable lending privacy regulations.


  • Professional Development Tools: Name, email address, brokerage or company affiliation, and information you provide during Brand Builder sessions or other professional development activities, including personal and professional background information, brand preferences, and session responses.


  • Event Registration: Name, email, phone number, company affiliation, and professional credentials when you register for FMZ-hosted events.


  • Communications: Information contained in emails, phone calls, text messages, chat sessions, and other communications with our team, which may be recorded or logged for quality assurance.


  • Feedback and Surveys: Responses to surveys, reviews, and feedback requests.

We may collect information about real estate professionals and other business contacts from publicly available sources, including:


  • Public online reviews (e.g., Zillow, Google, Yelp)

This information is collected solely from publicly accessible sources. We do not access private accounts, gated content, or non-public data.

Information Collected Automatically

When you access our websites and platforms, we may automatically collect:

Information Created Through Transactions

When you are involved in a mortgage transaction with FMZ Loans (as a borrower, real estate agent, transaction coordinator, or other party), we may create records associated with that transaction, including portal accounts, communication logs, milestone tracking data, and transaction performance metrics. Portal accounts for transaction parties may be created as part of the transaction process, with notification to the account holder.

How We Use Your Information

We use the information we collect for the following purposes:


  • Mortgage Services: To facilitate mortgage applications, process loans, coordinate with investors and settlement services, and provide transaction support on behalf of SiFi Lending, Inc.


  • Professional Development: To deliver Brand Builder sessions and other professional development tools, generate personalized brand content, and improve our professional development offerings.


  • Communication: To send transaction updates, service information, event invitations, professional development content, and other communications.


  • Service Improvement: To analyze usage patterns, improve our platforms and services, develop new features, and train our team.


  • Relationship Management: To maintain records of our professional relationships, personalize our interactions, and provide informed service.


  • AI and Technology Enhancement: To improve and develop AI-assisted tools and automated processes used in our Services, using aggregated and de-identified data.

  • Quality Assurance: To monitor and improve the quality of our services, including through communication recording and review.
Use of Artificial Intelligence

FMZ Loans uses artificial intelligence and automated technologies in connection with the Services. Specific uses include:


  • Assisting team members in drafting communications (all AI-assisted communications are reviewed by a human before sending)
  • Generating professional development content through our Brand Builder and related tools
  • Analyzing publicly available professional data to inform relationship management
  • Monitoring transaction timelines and flagging potential issues for human review
  • Workflow automation and task management




AI Data Practices: We do not use your personal information to train general-purpose AI models. We may use aggregated, de-identified data derived from tool usage and service delivery to improve our own tools and services. AI-assisted tools do not make autonomous credit decisions and do not access or disclose loan-specific information to borrowers without human involvement.

How We Share Your Information

We may share your information in the following circumstances:


  • With SiFi Lending, Inc.: As our parent lender, for mortgage origination, processing, underwriting, and compliance purposes.
  • With Investors and Settlement Providers: As necessary to process and close your mortgage loan (e.g., PennyMac, NexBank, appraisers, title companies, escrow agents).
  • With Technology Service Providers: Including loan origination systems, CRM platforms, communication tools, AI service providers, and hosting services that assist in delivering our Services. These providers are contractually obligated to protect your information.
  • With Your Consent: When you direct us to share information with a specific party.
  • For Legal Compliance: When required by law, regulation, legal process, or government request.
  • For Business Protection: To protect the rights, property, or safety of FMZ Loans, our users, or the public.
  • De-Identified or Aggregated Data: We may share aggregated or de-identified data that cannot reasonably be used to identify you for research, analytics, service improvement, and business purposes.



We do not sell your personal information for monetary consideration. We do not act as a data broker. However, some sharing described above may be considered "selling" or "sharing" under California law (see Section 6 below).

Data Retention

We retain personal information for as long as reasonably necessary to fulfill the purposes described in this Policy, maintain our business relationship with you, and comply with legal obligations. Specific retention considerations include:


  • Mortgage Records: Loan application and transaction records are retained in accordance with federal and state regulatory requirements (typically 3 to 7 years minimum).


  • Professional Relationship Records: Business contact information and relationship history are retained for the duration of our professional relationship and a reasonable period thereafter.


  • Transaction History: Operational records (dates, properties, outcomes) related to completed transactions are retained as part of our business records, even if a portal account is deactivated.


  • Professional Development Data: Brand Builder session data and outputs are retained unless you request deletion.
California Privacy Rights (CCPA/CPRA)

If you are a California resident, you have the following rights under the California Consumer Privacy Act, as amended by the California Privacy Rights Act:


  • Right to Know: You may request that we disclose the categories and specific pieces of personal information we have collected about you, the sources of that information, the purposes for collection, and the categories of third parties with whom we share it.

SMS Communications
SMS Consent and Data Sharing

No mobile opt-in or text message consent information will be shared with third parties or affiliates for marketing purposes. Phone numbers obtained as part of the SMS consent process will not be shared with third parties for marketing purposes.

Types of SMS Communications

If you have consented to receive text messages from FMZ Loans, you may receive messages related to: appointment reminders and scheduling confirmations; loan status updates and milestone notifications; follow-up messages regarding your mortgage application or transaction; document receipt confirmations; and event or luncheon invitations. Message frequency may vary depending on the type of communication and the stage of your transaction. You may receive up to 5 SMS messages per week related to your mortgage application or account activity.

SMS Opt-In

You may opt in to receive SMS messages from FMZ Loans by: verbally consenting during a conversation with a team member; submitting an online form on our websites that includes an SMS consent checkbox; or filling out a paper or electronic form that includes SMS consent language. Consent to receive SMS messages is not required as a condition of any service.

SMS Opt-Out and Help

You may opt out of receiving SMS messages from FMZ Loans at any time by replying STOP to any SMS message you receive. You may also contact us directly to request removal from our messaging list.
